Five Tips for Putting Your Home on the Market

It's a buyer's market and you think that you are ready to put your house on the market. Consider these tips to be sure that your home will make a good impression.

Are you ready to put your home on the market?  Homebuyers have already done their research before they step into your home.  They will already know market statistics, selling prices in your neighborhood, all homes for sale in your area and what your house looks like online.   Sellers need to present their home in the best light to receive the best selling price.  You will need to prepare your home to meet the new homebuyers' standards before you can compete in this challenging market. These 5 tips will put you on the right path to a successful sale:

1. Pre-inspection and Documentation: An inspector can identify trouble areas that need to be fixed before the new buyer discovers a problem. If you make any major repairs or upgrades, be sure to document the work completed. Gather up your warranties, guarantees, service dates and user manuals for your furnace and all appliances. 

2. Clean, Declutter, Organize:  Pack up and get rid of unused items. You will have to do it anyway when you move! Organize closets and store items neatly in the attic, garage and basement.  Clean windows, walls, carpets, lighting fixtures, and appliances.

3. Paint & Refresh:  A fresh coat of paint on the walls and trim does wonders! Clean or refinish your hardwood floors to restore the shine. Refresh window treatments, comforters and bedspreads.

4. Get estimates:  Know the cost of any major item that needs to be replaced even if you choose not to do it yourself.  Estimates will help the buyer decide if he can afford to make the repair and will be helpful during negotiations

5. Curb Appeal:  Look at your home from the street, drive up the driveway and walk up to your front door.  What do you see? Make sure the buyer is impressed when he arrives at your home.   Paint the mailbox and make sure that your street number is visible.   Remove toys and debris, trim trees, mow and rake the lawn.  Be sure the driveway is patched and the front steps are fixed and safe.  Don't forget to test your door bell! 

These few tips will go a long way to insure that your home is ready to be shown to a discerning buyer.
